Sale of your property

Conveyancing guide from js law ConveyancingOnce your sale has been agreed you may contact js law Conveyancing to act on your behalf. Once you have done this you should then inform the Estate Agent of our details in order that the relevant paperwork can be forwarded to us from them.

Purchase of your property

We can also carry out all legal work involved in the purchase of your property. Initially all you need do is provide the Estate Agent and Mortgage Broker with our details. Your Sellers Solicitor/Conveyancer will then be able to contact us to confirm instructions.

Getting started

Initially we will provide you with an instruction form and other documents which will enable us to gather all of the required details about you and your house. Once you confirm your interest in using our services we will contact the other parties and provide them with relevant contracts and documentation.

Searches on your purchase

Once we have received the contract documentation from your seller's Solicitor we will be able to effect the necessary searches of the Local Authority, Water Authority and Environmental Agency should you require them.

Mortgage details

Your lender will send your mortgage offer to us. js law Conveyancing is responsible for explaining the terms and conditions of your mortgage offer. The Contract documentation and Mortgage Deed will be sent to you for approval and signature. You then return it to us.

Exchange of contracts

Exchange of contracts takes place between the two parties' Lawyers usually by telephone. Following exchange your signed contract is forwarded to the other parties' Solicitor / Conveyancer and they in turn will send their signed part to us

At this stage you and your seller/buyer will all be legally committed to the transaction. Usually at this stage a date will have been confirmed for legal completion. It is on the day of legal completion that you will actually move house.

js law Conveyancing will then complete any final searches required by your lender and prepare the completion statement requesting any additional money from you (if applicable).

Completion of your move

On the day of legal completion:

  • We will deal with all the legal paperwork for you.
  • We will discharge your mortgage and/or draw down funds for your new mortgage.
  • We will pay your estate agents fees (provided you have instructed us to do so)
  • We will arrange for the legal documentation to be signed for the transfer of the property at H M Land Registry and will then register your ownership for you.
  • We will also deal with any Stamp Duty payable to the Inland Revenue on your behalf.

Payment of fees

Prior to legal completion we will require any monies due to us to be cleared funds in time for legal completion. We will deduct our fees, disbursement costs and stamp duty from the balance at legal completion.

And finally you will liaise with the Estate Agent for the release of the keys to the property.
