What's in a Home Information Pack?
HIPs provide the key information needed by home buyers and sellers at the start of the process, enabling people to be better prepared before they make decisions and negotiate terms.
THe HIP is a professionally prepared set of key documents relating to the property. These include:
- Energy performance certificate: a report giving the current energy performance rating of the property
- Legal documents such as evidence of title (a key document in the conveyancing process)
- Searches such as your local search (another key document in the conveyancing process)
- Additional information will be required if your property is leasehold such as a copy of the lease, you will be advised at the time of order
- Additional information may also be included in your HIP such as s warranties and guarantees.
Home Condition Report
This report is not compulsory, however it is seen as a considerable assent when selling your home.
The report can highlight any urgent or significant repairs which would normally be pocked up at the end of the transaction by your buyers survey. The report gives you time to rectify any potential problems or to discuss them with your buyer preventing later hold-ups, making it less likely that they will pull out of the sale.
You are able to make the report part of your HIP to show to prospective buyers to give assurance that your property is well maintained and a good investment, or you can keep it for yourself.
